Structural Inspection, Assessment & Remediation Strategy
// Overview
The project involved a detailed structural inspection and analytical review of a five-storey reinforced concrete car park. The scope included visual condition surveys, structural modelling, and load path analysis, alongside comparison of the existing structure against current design standards. Targeted investigations were carried out to better understand the condition and capacity of the structure, including concrete coring, reinforcement scanning, and durability testing. These investigations enabled verification of material properties, identification of reinforcement arrangements, and assessment of long-term degradation mechanisms.
// The challenge
The structure presented multiple technical challenges, including uncertainty around original design assumptions and its ability to meet modern loading requirements. Evidence of deterioration was identified, particularly in areas susceptible to water ingress and poor drainage performance. Additional complexity arose from the need to assess the interaction between structural performance and serviceability issues, such as ponding due to insufficient falls and potential long-term effects of reinforcement corrosion. Developing a clear understanding of load paths within an ageing reinforced concrete frame was critical to defining appropriate interventions.
// The outcome
A comprehensive structural assessment was delivered, providing a clear understanding of the car park’s load-carrying capacity and condition. The findings informed a targeted and practical remediation strategy addressing both structural deficiencies and durability concerns. The proposed approach supports the long-term performance of the structure, enabling continued use while aligning with current standards and maintenance requirements.
